Given the Bronson property is nearly full, and that apartments and light commercial surround Ray Richards, that property does seem rather prime for development <-- "vibrancy district". If Ray Richards changes, I wonder if there's a way to "adjust" Demers through there so they could finally put an underpass at 42nd Street. That would be very useful. The Sicatoka Posted September 30, 2016 Author Posted September 30, 2016 Oh, and this makes me sad in a way. The first eagle of my golfing life was on #7 at Ray. Quote
UND-1 Posted September 30, 2016 Posted September 30, 2016 Love Ray Dicks. Seems so easy but for some reason I played horribly there alot. Quote

That would be very useful. Thinking about this a bit more, I wonder if they could put together a single bid job to do two underpasses at once: - put 42nd Street under the tracks at Demers - put 17th Ave under I-29 <-- do that and put ramps onto the Merrifield Road overpass for a far south interchange That would really allow for flexibility in the whole area. And mentioning that, don't you still owe me a windshield from that day I was driving Demers when you were teeing on #8? 1 Quote

cberkas Posted September 30, 2016 Posted September 30, 2016 Sounds like UND wants to do what Arizona State is planning on doing to make money. Quote

NoiseInsideMyHead Posted October 1, 2016 Posted October 1, 2016 Quote "...and there are some good golf courses in the city." WTF planet is Peter Johnson living on? Take away Ray Richards and Grand Forks has one public 9-hole, one public 18-hole with fees bordering on semi-private, and a private 18-hole country club. What an ignorant statement. Quote

Brucesky02 Posted October 1, 2016 Posted October 1, 2016 Dang. As a student who golfed, it was always nice to be able to run over to RR and play for $10. It did suck that the course was only open for 3 months while school was in session...so maybe it does make sense in that regard. Still hate it, especially for Dustin and Nerby. There isn't exactly a huge amount of other jobs out there in GGF for golf courses, so I hope those guys land on their feet somewhere. They did a heck of a job managing that course on a shoestring budget for years. Looking forward, if they want this property to become connected to campus, they're going to have to do something about accessibility with the railroad. How much would it cost to move the whole rail yard outside of town? No more train shunting crashes in the middle of town, no more wall preventing development south from the main campus, no more kids getting run over...seems like it's all positives to me. Other than delivery to the power plant and that cemstone plant (or whatever it is along demers) what other reasons are there that necessitate a rail yard in the middle of town?? Heck, get rid of the rail yard and then we can have enough space to build a retractable roof football stadium and go FBS, right? ok, too far. But really, why does GF need that mess of trains in the middle of town?? Quote

SiouxVolley Posted October 2, 2016 Posted October 2, 2016 Is the Ray Richards course on 80 acres (or maybe 75)? With undeveloped land on 32nd Ave and 42 St going upwards of $500,000 an acre, sale of golf course could maybe swing $30 mill. Frontage property on 42nd and Demers will not be cheap, as Grand Forks doesnt have much in the way of developable land left on the major corridors. This was initiated by Schafer, who put Ray Richards on a review list and knows how to swing a business deal, as does his successor. Not a golfer, but would be nice if UND bought property south of the airport from the proceeds and developed a new UAS and Research park along with a golf course. This might give impetus for East Grand Forks to develop their 9 hole course across from the Lincoln course, which would connect with Lincoln via the pedestrian bridge on the Green Belt. Quote
Hayduke Posted October 2, 2016 Posted October 2, 2016 Too bad. I had a lot of fun playing that course. Ah, the price of progress. Quote

It's possible that such a stipulation was in place, but has lapsed - you generally can't dictate future control of property forever into the future. The rule against perpetuities in the US states you can't control property more than 21 years past a life in being , so such a stipulation may have been in place for, say, the lives of his children, but may now be expired. The new Robin Hall has research facilities. Software development is a key to UAS, and those personnel don't need to be located on the base. When UAS need massive software development, so more buildings for programming companies will be required. Quote

The property where the REA was built, Bronson, which was also donated, was stipulated as being for intramural athletics. The same principle applies, as 21 years passed and buildings were built. Quote

They aren't going to build a 2nd business park for UAS before the first one gets developed and is operational. There is plenty of acreage available around the base if that park needs to be expanded in the future. Quote
Esoteric Posted October 2, 2016 Posted October 2, 2016 Oh Ray Richards. Got my first and only hole-in-one on the putting course at the Ray Richards. Also played on the course (1972), when the foliage and the trees were so young and small, that someone would yell "fore" and everyone on the Ray Richard course would duck. 3 Quote
