Because there's only so many people in the city. On average Grand Forks needs about two to four new apartment complexes a year to keep up with population growth. 2 Quote

Have any UND golfers actually set foot on Ray Dicks? I've only ever seen them at King's Walk. Can't imagine playing a sloppy 9 hole course gets them ready for their tournaments all over the country. 2 Quote

I love drivable par 4's, nothing better if it's got some good strategy. Throw a boomerang green on one of the holes at RR, this one at Sand Valley is a blast. Played it 4 times and still trying to figure out the best approach. 1 Quote

Big Green Posted June 16 Posted June 16 Isn't Top Golf a fad that is ending? I've heard Top Golf locations are not doing well. Not sure this it time to open a Top Golf type site. Quote

If you're referring to you don't want it to be a par 3 course I'll get on board but not concerned if it ends up being a par 34 or 35. I am on board though with the top golf set up though, I'm assuming that means we'd be able to hit some golf balls outside in the winterish months. That would be awesome. Are they still leaving the greens like shag carpet? Doesn’t matter what the layout is, I’ve always enjoyed Ray Dicks fwiw, when you have to hammer the ball to roll it 10’. Quote

I think it's slowed down a bit since though, that was a few years ago. Quote

Population growth? 4-5 apartment complexes per year? I'm assuming this is just a running inside joke I missed haha. At best GF has been stagnant, and most years actually getting smaller. Which is actually quite the impressive feat figuring all it's largest ND and SD peers are growing 10-25% in this same span. It's almost like Grand Forks is actively pushing to keep people out. I'm not sure how they're accomplishing it. Quote

DeadPoets Posted June 17 Posted June 17 Just a shot in the dark here - but the dichotomy of flat/negative population growth yet an increase in the number of housing units could be at least partially explained by a change in household size: smaller "families" but more of them. ("Families" includes single people staying single longer.) Quote

What's your point? 119 single family lots? That will only account for about 300 people in a 3-4 year span LOL. That's decimal dust. The data doesn't lie...Grand Forks is not growing, and I'm sorry that hurts your feelings and bias. If one older complex is being torn down anytime soon that will wash out this new addition... those people have to go somewhere, so that will push supply and demand transitions in the apartment and housing market. Any new apartment complexes in GF appear to almost be entirely filled by current locals, or UND students, not newcomer citizens. Upgrading the community housing is always a good thing though, so that's a plus. Quote

("Families" includes single people staying single longer.) Exactly. UND campus growth, older complexes getting torn down. The population data is accurate, and shows little to no new residents, so it's just a fact that it's just housing transitions far more than new resident growth. I would love to say Grand Forks is booming just like F/M, BisMan, SF, RC and other similar areas but its just not at all for some reason. Either way, housing upgrades are a boost to the community so that's good to hear. Quote
